On stepping through the home's entrance you will be greeted with the very popular Great Room layout where living, dining and the kitchen are combined to make one spacious main living area. Decorated in cool, modern beach-y tones, the quality of this home is instantly apparent. The Living area is furnished with comfortable leather sofas, Smart TV with cable and a huge wall of sliding glass doors providing expansive views of the pretty pool area. There is also a separate Den/Games Room area located just off the Entrance Hallway featuring Pin Ball, Video Arcade, Xbox, and virtual gaming table with over 100 games for family entertainment.
The Kitchen area is open plan with a Breakfast Bar area plus separate Breakfast Nook. The Master suite is spacious and upscale in its' appointments. It comes furnished with a sumptuous King size bed and Smart cable TV. The adjacent Master Bathroom completes the Master area of the home. The Master Bath has a separate large walk in shower, Sunken Bath Tub and designer his and her separate Vanity areas.
The guest bedrooms and bathroom are located on the other side of the house in a split plan design so to provide the ultimate in privacy for all guests. The Queen Guest Bedroom has a Smart TV with cable. The Twin Bedroom is furnished with Twin Beds and Smart TV with cable. The Guest Bathroom is adjacent to the Guest Bedrooms and has a large walk in shower plus basin and toilet. As an additional bonus there is a Powder Room located in the hallway by the Kitchen. This additional bathroom has a door to the pool deck area for added convenience.
On stepping out through the sliding glass doors, the pool deck area is spacious with plenty of space for lounging in the sunshine. There is an outdoor living area with Smart TV with cable for outdoor entertainment. The home is also equipped with a gas barbecue. Stepping out from the screened pool deck area, there is a large private dock area with custom built Tiki Hut and outdoor seating/lounging area. This area also has night lighting for evening time. A great place for a drink at sunset or to engage in a bit of fishing in the canal just like the locals do.

PLEASE NOTE: This property has electronic surveillance or recording equipment on the property perimeter. Home Owner stores their own vehicle in the garage so it is not available for guests to store their vehicle inside the garage. There is plenty of room to park on the private driveway of the home.

Policies
Cancellation Policy
If the Guest wishes to cancel a reservation, he or she should advise the Agent immediately by email. All monies paid to the Agent at time of cancellation shall be retained by the Agent and are non refundable. In the event of Guest cancellation and all monies due have been paid to the Agent and Guest has zero balance due, the Agent shall retain all payments made and will refund the cleaning fee only. This term is also applicable in the event of failure to arrive or utilize the reserved dates by the Guest. Please Note: We strongly recommend that Guests take a travel insurance policy that covers cancellation and curtailment charges to ensure they are protected in such an event that they must cancel their reservation with the Agent.
Deposit Policy
A deposit of 25% must accompany each reservation to secure the requested dates. Final balance payment is due 60 days' prior to arrival to complete the reservation. All reservations made less than 60 days prior to the arrival period will be required to pay in full at time of reservation.

An absolutely stunning home fully equipped with everything you could ask for. It is spacious and comfortable in every regard. It was perfect for our family of five. The pool was perfect and the tiki dock a real pleasure to relax on or fish from. The areas of Cape Coral and Fort Myers are really nice. Loved our visit and would definitely return.

Awesome home to spend a weeks vacation, we had boat access to the gulf, about a 40 minutes boat ride to the gulf from the house. The pool was perfect and so was the Tiki dock at the end of the day to just chill by the canal, very peaceful. The house was immaculate and had everything you needed, will come back again if we ever get a chance to visit the area again . Thank you Neil and associates for hosting are amazing summer vacation with the kids.

We have stayed in a lot of holiday homes over the years in lots of different countries! Sandy toes villa is up in the best 3 for us! Everything was perfect ! Spotlessly clean everywhere! Beautiful in the evening sitting under the tiki hut watching the sunset! Would recommend this place to anyone & Neil & Keely were most helpful hosts & very responsive with any questions we had!
